BHIVE Workspace has strengthened its presence in India’s flexible office market with the lease of around 1.4 lakh sq ft of office space at Phoenix Asia Towers in Hebbal, north Bengaluru. The latest transaction marks the company’s formal entry into one of the city’s fastest-growing commercial corridors and aligns with its aggressive expansion plans for 2026.

The newly leased workspace has been designed to accommodate more than 2,600 professionals and will cater to a wide range of occupier requirements. The facility will include co-working desks, private cabins, managed office suites, and large enterprise workspaces tailored for corporate clients seeking scalable office solutions.

Located in the prominent Phoenix Asia Towers development, the project offers a strategic address in Hebbal, a micro-market that continues to attract strong leasing activity due to its proximity to the airport corridor, established residential catchments, and improving connectivity infrastructure.

This also marks BHIVE’s first collaboration with The , adding further strength to its institutional-grade portfolio. The new centre will operate under the company’s premium Platinum Plus category, which focuses on large-format campuses equipped with integrated amenities and enterprise-ready infrastructure.

The move is part of BHIVE’s broader plan to add nearly 1 million sq ft of workspace inventory across key urban markets in 2026. The company is expected to invest between Rs 250 crore and Rs 300 crore as part of this expansion strategy, with north Bengaluru identified as a priority growth zone.

Industry experts believe the transaction reflects the continued momentum in Bengaluru’s office real estate market, particularly in the managed workspace segment. North Bengaluru has emerged as a preferred destination for enterprises and flexible workspace operators, driven by rapid commercial development and infrastructure upgrades.

The latest lease deal further underlines the growing demand for amenity-rich office campuses that combine workspace, lifestyle, and community experiences, a trend that is increasingly shaping India’s evolving commercial real estate landscape.
