Amazon Opens 1.1 Million Sq Ft Campus in Bengaluru, Reinforces Long Term India Commitment

Amazon has inaugurated its 1.1 million square feet corporate campus in Bengaluru, marking a major milestone in its India expansion journey. The 12 storey development is the company’s second largest office in Asia and among its biggest single building corporate facilities globally, underscoring the strategic importance of India in Amazon’s global operations.

Built on a five acre site located about 15 kilometres from Kempegowda International Airport, the campus will accommodate more than 7000 employees. Teams spanning e commerce, operations, payments, technology and seller services will operate from this integrated workspace, strengthening Bengaluru’s position as a leading technology and innovation hub.

The facility functions under a 10 year lease agreement that commenced on October 9, 2024. Amazon is paying a monthly rent of Rs 6.1 crore for the office space. The per square foot rent is Rs 62.04, calculated on a carpet area of 7.14 lakh square feet and a chargeable area of 9.86 lakh square feet. The agreement includes a 15 percent rent escalation every three years and was executed with Sattva Horizon Private Limited, part of the Sattva Group. No upfront deposit was required for the transaction.

Beyond scale, the campus reflects Amazon’s focus on sustainability and employee centric design. The building incorporates measures aimed at reducing embodied and operational carbon, aligning with its net zero carbon commitment under The Climate Pledge 2040. Modern meeting rooms, collaboration zones, breakout spaces, large event areas, recreation facilities, cafeterias and landscaped outdoor environments have been designed to enhance productivity and employee wellbeing.

Amazon has invested more than 40 billion dollars in India so far and has committed an additional 35 billion dollars by 2030. With multiple corporate offices, fulfilment centres and last mile delivery stations in Karnataka, the latest campus strengthens its long term confidence in India’s digital economy, skilled workforce and rapidly expanding consumer market.
