
IBM India Private Limited has leased a large office space in Bengaluru, underlining the continued strength of demand for high quality commercial real estate in India’s largest technology hub, even as workplace strategies undergo structural change.
According to property registration documents accessed by CRE Matrix, IBM India has taken on lease approximately 1.61 lakh sq ft of office space at Embassy Golflinks Business Park. The project is located in the Domlur–Challaghatta micro market of Bengaluru, a zone that has consistently attracted global technology and consulting firms due to its central location and strong infrastructure.
The transaction involves a monthly rental outgo of around ₹2.4 crore, translating to a rental value of nearly ₹150 per sq ft. The lease agreement has been signed for a tenure of five years and covers space spread across two floors within the business park. In line with prevailing Grade A office market practices, the deal includes standard rental escalation clauses over the lease period.
IBM India has also paid a security deposit of about ₹14.5 crore, indicating a long term commitment to the location. Such large deposits are typically associated with marquee occupiers that view their office campuses as strategic assets rather than short term operational requirements.
Embassy Golflinks is among Bengaluru’s most prominent office developments, housing several multinational occupiers across technology, consulting, and professional services. Its proximity to Indiranagar, the central business district, and well established residential catchments continues to be a major draw for corporates seeking accessibility and talent proximity.
The deal comes at a time when Bengaluru’s office market is seeing steady absorption, driven largely by technology services, global capability centres, consulting firms, and engineering led enterprises. While hybrid work models remain common, large corporations are increasingly consolidating operations within centrally located, high quality campuses that support collaboration, security, and long term scalability.
IBM has had a longstanding presence in India, with operations spanning software development, cloud services, consulting, research, and enterprise solutions. Bengaluru continues to serve as a key hub for the company’s India operations, alongside cities such as Hyderabad, Pune, Chennai, and Gurugram.
