GHR Lakshmi Urbanblocks Launches ₹3,169 Cr Ultra-Luxury ‘The Cascades Neopolis’ in Hyderabad

A luxurious habitat The Cascades Neopolis has been introduced in the prime Neopolis area of Hyderabad by GHR Lakshmi Urbanblocks Infra LLP-a JV between GHR Infra, Lakshmi Infra, and Urbanblocks Realty. The projects are estimated at ₹3,169 crores, having five tall residential blocks of 63 storeys, rising to 217 metres, and are expected to be completed by March 2030.

The project spreads over 7.34 acres, comprising 1,189 high-end 3BHK and 4BHK apartments (2,560–4,825 sq. ft), in addition to 10 lavish triplex penthouses with private pools on Level 54. Other amenities for residents will include seven levels of parking (two basements plus five podiums), sky-level amenities, and concierge services by international brand Quintessentially.

Cascades is going to be a futuristic landmark with architectural and engineering inputs from firms spread across the globe—UHA London, Coopers Hill Singapore, Studio HBA Singapore, and Buro Happold UK. The towers are conceived as cascading waterfalls and intend to be visually and functionally appealing for at least a few decades thereafter.

Health and sustainability are the core principles informing this project. The developers are aiming for WELL Pre-Certification—potentially the first in South India for a residential project—and IGBC Platinum Pre-Certification. Features include solar power for common areas, rainwater harvesting, air purification systems, and energy-efficient materials.

GHR Lakshmi Urbanblocks has secured SBI funding of ₹900 crore and full RERA approvals. “Our legal and financial preparedness, combined with timely delivery, will boost buyer confidence,” said Lakshmi Narayana G of Lakshmi Infra.

Highlights of the project include a sky bridge linking all towers, two helipads, a 50,000+ sq. ft clubhouse, a rooftop infinity pool, paddle tennis courts, yoga decks, and a 200,000+ sq. ft amenities area.
