
Vera Vita Living LLP has entered India’s premium senior living market with Amaya, a large residential community planned near Khandlakoya Reserve Forest in Hyderabad. The project carries an estimated development cost of ₹600 crore and is being positioned around independent living, wellness and access to healthcare support.
The development forms part of a 13-acre master plan, with the first phase covering three acres and comprising 256 homes. Across all three phases, the project is expected to offer around 750 residences in one, two, two-and-a-half, three and three-and-a-half BHK configurations.
Homes will range from 950 sq. ft. to 2,400 sq. ft. The project is designed specifically around the needs of older residents, with wider corridors and spaces that can accommodate wheelchairs and stretchers while retaining a conventional residential environment.



Healthcare and lifestyle services
Unlike a conventional housing project, Amaya is being planned as a senior-focused community where healthcare and support services form part of the overall offering.
The project will include wellness and fitness facilities, swimming, pickleball, yoga, recreation, dining, arts and cultural spaces, landscaped gardens and walking areas. Residents will also have access to medical support, nursing, physiotherapy, emergency response, housekeeping and concierge services.
The monthly maintenance and hospitality package is expected to range from ₹25,000 to ₹50,000. Food will be charged separately at ₹12,000–₹15,000 per person per month.
At least one resident in each home must be aged 55 or above, while younger family members can own the property.
First phase investment of ₹250 crore
According to the company, the first phase of Amaya is estimated to require an investment of ₹250 crore. The project is being developed in three phases, with construction already progressing.
The location near the Khandlakoya Reserve Forest, with access to Hyderabad’s Outer Ring Road, is expected to support connectivity while providing a relatively green setting for the community.
The launch comes as developers and investors increasingly look at specialised housing formats catering to changing demographic needs. Vera Vita cited estimates that India’s senior population could rise from 138 million to 250 million by 2050.
The company also plans to expand its senior living platform into other Indian cities. Chennai is among the markets currently being explored, indicating that Amaya could serve as the starting point for a wider geographic expansion.
