KIMS Enters Tamil Nadu With ₹300 Crore Super Specialty Hospital Project in Chennai

Krishna Institute of Medical Sciences Limited has announced a strategic expansion into Tamil Nadu, marking a significant milestone in its long-term growth plans. The healthcare major will establish a super specialty hospital in Chennai, formally entering one of South India’s most competitive and mature healthcare markets.


The proposed hospital will come up in Raja Annamalai Puram, a premium residential and institutional micro-market in central Chennai. KIMS has secured around 1.168 acres of land, equivalent to about 21.19 grounds, through a long-term leave and license agreement with Andhra Mahila Sabha. The location is considered one of the city’s most established neighbourhoods, known for its proximity to leading educational institutions, cultural centres, and healthcare hubs.


The Chennai project involves an investment of approximately ₹300 crore and will feature a large built-up medical space designed to house a super specialty facility with modern clinical infrastructure. The hospital is expected to have a capacity of around 300 beds and will be developed over a period of nearly 36 months.

Funding for the project will be arranged through a mix of bank borrowings and internal accruals.
From a real estate perspective, industry observers view the project as a strong catalyst for healthcare-led development in Raja Annamalai Puram and surrounding localities.

Large hospital projects typically drive demand for medical offices, diagnostics centres, pharmacies, staff accommodation, rental housing, and allied commercial services. Developers and investors are expected to closely track this project, given the limited availability of large land parcels in central Chennai.


For KIMS, the Chennai hospital represents its maiden presence in Tamil Nadu and adds geographic diversification to its existing multi-state portfolio. The company currently operates a wide network of hospitals with an overall bed capacity of about 8,800, and the Chennai expansion is expected to strengthen its footprint in South India’s urban healthcare market.


Once operational, the new hospital is expected to enhance access to advanced medical care while also contributing to long-term value creation for the surrounding real estate ecosystem. The project underlines Chennai’s continued attractiveness for large-scale healthcare investments.
