Incuspaze Leases 2.5 Lakh Sq Ft at Olympia Crest, Eyes 4,000-Seat Co-Working Hub in Chennai

Flexible workspace provider Incuspaze has leased 2.5 lakh square feet of office space at Olympia Crest in Chennai’s prime IT corridor, OMR Zone 1. The upcoming facility will offer over 4,000 managed workspace seats tailored for IT/ITeS businesses, the company announced on Monday.

The expansion is a major move for the Gurugram-headquartered co-working player, with demand for flexible offices still on the rise in India—particularly from multinational companies opening up Global Capability Centres (GCCs). Olympia Crest, an independent campus, is placed strategically to access the rising tech ecosystem in Chennai.

Post-pandemic, corporates have increasingly turned to co-working arrangements to minimize initial capital expenses and achieve operational agility. Co-working companies such as Incuspaze rent large office spaces from developers and landlords and subsequently sub-lease them as managed offices to companies. The model has gained robust traction with businesses wanting to expand operations without long-term real estate obligations.

Incuspaze, which was established in 2016, has grown its footprint at a fast pace and now has 50 locations in 18 cities under its management, with a 4-million-square-foot net leased portfolio. In July 2023, the company raised $8 million in funding from investors such as the India Inflection Opportunity Fund (IIOF) to support its growth strategy.

India’s office space leasing market reached an all-time high in 2024 due to foreign companies doubling their bets on Indian operations. Managed office space operators like Incuspaze are at the forefront of meeting this requirement with plug-and-play solutions.

The newest lease further consolidates Incuspaze’s leadership status in the managed office space sector, meeting the evolving nature of corporate occupiers in a rapid market.
