G Square Acquires Rs 167 Crore TVS Legacy Land in Madurai

Chennai-based real estate developer G Square Group has strengthened its footprint in southern Tamil Nadu with the acquisition of a five-acre heritage land parcel in Madurai, valued at approximately Rs 167 crore. The land, located in the Periyar area of the temple town, carries strong historical significance as it was once owned by TV Sundaram Iyengar, the founder of the TVS Group. This acquisition reflects G Square’s strategy of combining prime locations with cultural relevance in its plotted development portfolio.

According to the company, the acquired land will be developed into a premium plotted project named G Square Temple View Square, highlighting its proximity to the iconic Meenakshi Amman Temple and its association with the TVS legacy. Of the total five acres, around 1.63 acres have been earmarked for residential plots, while two acres are designated for commercial use. The remaining area will be utilised for infrastructure development, internal roads and common amenities, ensuring a well-planned layout for residents and businesses.

The project will comprise 55 plots in total, including 50 residential plots and five commercial plots. Residential plots are priced from around Rs 15,990 per square foot, translating to approximately Rs 69.64 lakh per cent, while commercial plots are being offered from about Rs 25,990 per square foot, or roughly Rs 1.13 crore per cent. The pricing indicates strong confidence in Madurai’s growing real estate potential, driven by urban expansion and steady end-user demand.

Located close to the Periyar Bus Stand, the project enjoys excellent connectivity to key parts of the city. Its location near one of Tamil Nadu’s most visited religious landmarks adds further appeal for both homebuyers and long-term investors. G Square said the development aims to cater to Madurai’s expanding middle class while preserving the heritage value of the land.

With this acquisition, G Square Group continues to expand its presence across Tamil Nadu, focusing on transparent land titles, plotted developments and strategic urban locations. The Madurai project underscores the company’s long-term commitment to the region’s evolving real estate landscape.
