DHL Supply Chain Leases 2.4 Lakh Sq Ft Warehouse in Hoskote, Bengaluru

DHL Supply Chain India has expanded its warehousing footprint in Bengaluru by leasing 2.4 lakh sq. ft. of warehouse space in Hoskote, reinforcing the growing importance of the eastern Bengaluru logistics corridor.

The property, located in Ekarajapura village in Hoskote Taluk, Bengaluru Rural district, has been leased from Saviraj Logistics. The five-year agreement carries an estimated total rental value of ₹37.03 crore, according to property registration documents accessed by CRE Matrix.

Under the registered lease, DHL Supply Chain will pay a monthly rent of ₹56.4 lakh for the 2.4 lakh sq. ft. chargeable area. This translates into an initial rental rate of ₹23.50 per sq. ft. per month. The agreement also includes a security deposit of ₹2.25 crore.

The lease was registered on July 10, 2026, and commenced on August 1. However, rental payments will begin from November 1, following a three-month rent-free period covering August through October.

The agreement also includes a three-year lock-in period, meaning DHL Supply Chain will remain committed to the facility during the initial three years of the five-year lease, subject to the terms of the agreement.

Rental costs will rise by 4.5% annually during the lease period. Based on the agreed escalation, the monthly rent is expected to increase from ₹56.4 lakh in the first year to approximately ₹67.26 lakh in the fifth year. Taking the rent-free period into account, the total rental obligation is estimated at ₹37.03 crore, excluding the refundable security deposit.

Hoskote gains importance as Bengaluru logistics hub

The latest transaction comes as Hoskote continues to attract large logistics and industrial occupiers. Its location in eastern Bengaluru provides access to major road corridors and connects warehouses with the city’s manufacturing, consumption and distribution markets.

For logistics operators, the availability of large-format facilities in peripheral locations has become increasingly important as distribution networks expand and demand for strategically located warehousing space grows.

DHL’s lease adds to a series of large warehouse transactions recorded across Bengaluru’s logistics corridors. The activity reflects sustained occupier demand for modern warehousing infrastructure outside the city’s core commercial areas.

With a substantial five-year commitment and a three-year lock-in, the DHL transaction also points to the longer-term warehousing requirements of major supply chain operators. Hoskote’s connectivity and proximity to industrial and consumption centres could continue to support its emergence as a key warehousing destination in Bengaluru.
