Brookfield to Acquire ESR India’s 10.5 Million Sq Ft Industrial and Logistics Portfolio for ₹4,300 Crore

Brookfield is set to acquire a 100% interest in a 10.5 million sq ft industrial and logistics real estate portfolio from ESR India for ₹4,300 crore, marking the global investment firm’s entry into India’s industrial and logistics property segment.

The transaction covers a portfolio spread across approximately 400 acres in six major metropolitan clusters. It includes eight Grade A industrial and logistics parks located across key markets such as Mumbai, Pune, Delhi-NCR, Chennai and Kolkata.

The assets have been developed and managed by ESR India and are strategically positioned along industrial and freight corridors. Their locations provide access to major manufacturing centres, warehousing hubs, consumption markets and established logistics networks.

The operating portfolio is currently around 98% leased, with a diversified tenant base comprising leading industrial and logistics companies. The properties support multiple uses, including light manufacturing, fulfilment centres and warehousing operations.

For Brookfield, the acquisition provides an immediate presence and operating scale in some of India’s most established industrial and logistics markets. The investment firm has committed ₹4,300 crore, equivalent to about $450 million, towards the acquisition and future development of the portfolio.

ESR will continue to manage the properties in the near term following the transaction.

The deal comes as India’s industrial and logistics real estate market continues to benefit from growth in manufacturing, warehousing, e-commerce and the broader integration of Indian businesses into global supply chains. The availability of Grade A industrial infrastructure near major consumption and manufacturing centres has become increasingly important for occupiers seeking efficient distribution networks.

Brookfield said high-quality logistics infrastructure will play an important role in improving India’s logistics capabilities and cost competitiveness as the country becomes more integrated with global supply chains.

For ESR India, the transaction also highlights institutional demand for professionally developed logistics assets. The company has built a sizeable platform focused on logistics real estate, data centres and infrastructure across the Asia-Pacific region.

The portfolio’s scale, high occupancy and presence across multiple metropolitan markets make the transaction a significant development for India’s industrial and logistics property sector. It also gives Brookfield a ready platform from which to expand its exposure to the country’s growing manufacturing and logistics infrastructure.
