Table Space has expanded its office footprint in Chennai, adding 0.42 million sq. ft. of client-leased space over two years as demand for managed workspaces continues to shape the city’s commercial property market.
The company’s area leased to clients in Chennai increased from 0.20 million sq. ft. on March 31, 2024, to 0.62 million sq. ft. on March 31, 2026. Its Chennai portfolio stood at around 0.83 million sq. ft. of leasable area as of March 31, 2026, indicating a substantial presence in one of South India’s office markets.
The latest addition is at DLF Cyber City on Mount Poonamallee Road in Manapakkam. Table Space has launched approximately 72,000 sq. ft. of ready-to-move-in office suites at the property, with capacity for more than 1,250 seats. The new suites complement its existing customised offices, taking its combined presence at the development to around 1.30 lakh sq. ft. across two floors.
The expansion gives companies a choice between ready-to-occupy offices and workspaces designed to meet specific operational requirements. Table Space’s managed office model brings together leasing, design, construction and operations, alongside services covering technology, security, compliance and workplace hospitality.
Chennai’s growing base of multinational companies and global capability centres has supported demand for flexible office formats. Table Space said its work with US-based companies Staples India and Ashley reflects this trend. Staples has taken around 35,000 sq. ft. in the city, while Ashley occupies approximately 60,000 sq. ft. Both companies established their first global capability centres in India in Chennai and selected Table Space as their workspace partner.
The company’s South India portfolio, including Bengaluru and Hyderabad, covered around 6.22 million sq. ft. of leasable area as of March 31, 2026. The Chennai expansion adds to its position in a region where large enterprises are seeking offices that can accommodate changing workforce and operational needs.
For the city’s office market, the growth in Table Space’s leased area highlights the continuing role of managed workspaces alongside conventional commercial leasing. The new suites at DLF Cyber City also add ready-to-use capacity in Manapakkam, giving businesses another option as they establish or expand operations in Chennai.
