91Springboard Expands Flexible Workspace Portfolio with Five New Hubs
Flexible workspace operator 91Springboard is expanding its presence in India’s major commercial markets with the launch of five new premium hubs across Chennai, Mumbai Metropolitan Region (MMR) and Delhi-NCR. The expansion will add more than 3.6 lakh sq. ft. of workspace and over 8,000 seats to the company’s national portfolio.
With these additions, 91Springboard’s network will grow to 49 hubs across nine cities, covering approximately 21 lakh sq. ft. and offering around 42,000 seats. The latest expansion includes ready-to-use workspaces and built-to-suit managed office solutions aimed at enterprises, global capability centres (GCCs) and growing businesses.
Chennai accounts for two of the five new locations, adding around 1.35 lakh sq. ft. to the company’s presence in the city. The upcoming hubs are located at Mindspace Commerzone on Radial Road, Pallikaranai, and Arihant Vaayu in Perungudi Industrial Estate along Old Mahabalipuram Road (OMR).
The Chennai additions are expected to serve companies looking for flexible office arrangements in established commercial and IT corridors. By offering both ready-to-use and customised managed office formats, the operator is looking to address different workspace requirements across the city’s business districts.
In the Mumbai Metropolitan Region, 91Springboard is adding a large-format workspace hub spanning approximately 1.95 lakh sq. ft. at Centaurus, Hiranandani Avenue, in Thane. Its location within Hiranandani Estate provides connectivity to Ghodbunder Road, the Eastern Express Highway and Thane Railway Station.
The remaining two hubs will strengthen the company’s presence in North India. These are located at Prius Platinum in Saket, New Delhi, and DLF Epitome in Gurugram’s Cyber City, both established commercial destinations.
The expansion comes as demand for flexible office space continues to grow among large companies and GCCs. Industry data cited by the company indicates that flexible workspaces accounted for 27% of office leasing across India’s seven major cities during the first half of 2026. GCCs represented 41.7% of leasing activity during the same period.
According to Anshu Sarin, CEO of 91Springboard, the expansion reflects the changing workspace requirements of enterprises operating across multiple cities. The company is focusing on strengthening its presence in important business markets while offering different workspace formats.
As companies increasingly seek scalable office solutions without committing to conventional long-term leases, operators such as 91Springboard are expanding their premium managed workspace portfolios. The latest additions underline the growing role of flexible offices in India’s commercial real estate market.
