Brigade Enterprises marks 40 years with ₹15,000–20,000 crore growth plan

Brigade Enterprises is set to mark 40 years of operations on October 10, 2026, as the Bengaluru-based real estate developer enters its next phase of expansion with a multi-year development plan focused on residential and hospitality projects.

The company has structured a capital expenditure and development plan of ₹15,000–20,000 crore, according to market data cited by SAHI Markets. The plan includes around ₹9,300 crore required to complete ongoing residential projects and approximately ₹3,000 crore earmarked for expanding the hospitality portfolio.

Brigade is also adjusting its residential strategy in response to changing buyer preferences. For Financial Year 2026–27, the developer is placing greater emphasis on mid-segment housing as buyers become more sensitive to property ticket sizes.

The company has a substantial development pipeline, with around 5.7 crore sq. ft. of launchable area in its land bank. It is also planning residential launches covering around 12–13 million sq. ft. during the financial year.

While the company’s long-term expansion plans remain significant, its near-term residential sales have been relatively subdued. Brigade reported pre-sales of ₹1,061 crore in the first quarter of Financial Year 2026–27, compared with ₹1,118 crore in the corresponding quarter of the previous year, marking a 5% decline.

However, collections remained stronger. Q1 FY27 collections increased 7% year-on-year to ₹1,856 crore, providing continued support to the company’s cash flows.

Brigade’s strategy extends beyond residential development. The company is looking to expand its hospitality assets, while its commercial portfolio continues to provide recurring income. Its presence across Bengaluru, Chennai and Hyderabad also gives it exposure to some of South India’s key real estate markets.

The developer has also approved a 1:3 bonus issue of equity shares to commemorate its 40-year milestone. Its authorised share capital was increased from ₹250 crore to ₹400 crore in June 2026 to facilitate the bonus issue.

The next phase of Brigade’s growth will depend on the pace of project launches, residential sales and execution of its planned capital expenditure. With a sizeable development pipeline and continued investment across residential, commercial and hospitality assets, the company is positioning itself for another phase of expansion.
