Trichy Sees Rising Demand for High-Rise Homes as Buyers Seek Modern Amenities

Trichy’s residential real estate market is seeing growing interest in high-rise housing as homebuyers increasingly look for projects that offer modern amenities alongside their apartments. Developers say the trend is visible not only in premium housing but also in projects aimed at the broader residential market.

At least eight new high-rise residential towers have received approvals in different parts of Trichy, according to developers participating in a three-day property fair organised by the Confederation of Real Estate Developers’ Associations of India (CREDAI) at Kalaiarangam Hall.

The demand for shared amenities is one of the key factors behind the shift towards taller residential developments. Developers say facilities such as swimming pools, mini theatres and community spaces become more commercially viable when they are shared across a larger number of homes.

Alam Shelters director A Bagurudeen said the company is developing high-rise towers at Thiruvanaikoil with more than 200 dwelling units. According to him, buyers are increasingly looking for modern amenities, while a larger number of apartments helps developers manage the cost of providing and maintaining such facilities.

The market is also attracting interest from non-resident Indians, particularly buyers from Singapore, who are looking at amenity-rich high-rise properties for rental income and possible retirement living.

Senior citizens are another important segment influencing housing preferences in the city. Developers said families buying homes for retired parents are looking for gated communities with facilities such as supermarkets, temples and spaces that encourage social interaction.

South India Shelters (SIS), a Chennai-based developer, is preparing to launch its second high-rise project in Trichy. The company said demand from senior citizens is supporting the preference for apartments within gated communities.

Developers, however, are seeking changes in the approval process. Projects with a built-up area exceeding 40,000 sq. ft. currently require applications to the Directorate of Town and Country Planning (DTCP) office in Chennai, according to developers. They argue that localised approvals in Trichy could reduce delays and help projects move faster.

Housing prices in the city currently range from around ₹67 lakh to ₹75 lakh for some residential units, while premium apartments are priced between ₹2 crore and ₹6 crore. Despite rising land and construction costs, developers say demand has remained active.

With Trichy emerging as an important regional residential market, developers expect high-rise housing, gated communities and amenity-led projects to remain key areas of development in the coming years.
