UrbanWrk Expands Hyderabad Footprint to 1.35 Lakh Sq. Ft. With Second HITEC City Centre

UrbanWrk has expanded its presence in Hyderabad with the opening of its second managed workspace centre at Meenakshi Tech Park in HITEC City. The new facility, spread across approximately 85,000 sq. ft., takes the company’s total Hyderabad footprint to around 1.35 lakh sq. ft.

The Mumbai-headquartered managed workspace operator entered Hyderabad in 2024 with a 50,000 sq. ft. centre at Raheja Mindspace. That facility has since reached full occupancy, prompting the company to add another centre within the same commercial corridor.

The Meenakshi Tech Park facility is positioned to serve enterprises looking for managed and flexible office solutions. Qentelli, a Dallas-headquartered digital and cloud technology company, is among the first occupiers and has taken more than 700 seats for its Hyderabad operations.

The new centre offers ready-to-move-in offices through UrbanWrk Studios, alongside customised managed office solutions for larger enterprises. Its facilities include private offices, technology-enabled meeting rooms, focus and phone booths, member lounges, breakout areas, a café and round-the-clock access.

The expansion comes as demand for flexible workspaces continues to rise in Hyderabad, particularly among technology companies and global capability centres. According to Cushman & Wakefield data cited in the report, flexible workspace operators leased 40,451 seats in Hyderabad during the first half of 2026, marking a 170.8% increase from the same period a year earlier.

Hyderabad recorded the second-highest flexible workspace seat uptake among India’s top eight cities during the period, behind Bengaluru. Global capability centres accounted for 44% of flex seats leased across these eight markets during the first half of 2026.

Located around 800 metres from Raidurg Metro, the Meenakshi Tech Park centre is positioned within the Madhapur-HITEC City technology corridor. The location provides access to one of Hyderabad’s established commercial and technology clusters.

UrbanWrk CEO and founder Anuj Munot said enterprise demand in HITEC City was a key factor behind the expansion. The company expects its managed workspace offering to support businesses seeking flexibility in office design, technology, location and space requirements.

With two centres now operating in HITEC City, UrbanWrk is strengthening its presence in Hyderabad’s growing managed office market.
