Booking Holdings India Leases 1.11 Lakh Sq Ft Office Space at RMZ Ecoworld Bengaluru

Booking Holdings India, the Indian subsidiary of Booking.com, has leased 111,525 sq ft of office space at RMZ Ecoworld in Bengaluru, adding another large corporate office transaction to the city’s active commercial real estate market.

The five-year lease covers the eighth floor of RMZ Ecoworld Series 30, Campus 30, in Bellandur. According to property registration documents, the agreement commenced on July 3, 2026.

Under the lease, Booking Holdings India will pay a monthly rent of ₹1.33 crore, translating to ₹119.60 per sq ft per month. The total rental commitment over the initial five-year term is estimated at around ₹84 crore. The company has also paid an ₹8 crore security deposit. The agreement provides for a 15% escalation in rent every three years.

The latest transaction takes Booking Holdings India’s total office footprint at RMZ Ecoworld to approximately 2.65 lakh sq ft. The company already occupies additional space on the seventh and eighth floors of Campus 31, giving it a substantial presence within the development.

The expansion comes as Bengaluru continues to attract sizeable office leasing activity from multinational companies, technology firms and Global Capability Centres. Bellandur and the wider Outer Ring Road corridor have remained important commercial locations, supported by connectivity and a concentration of Grade A office developments.

The transaction also highlights the preference of large occupiers for sizeable, institutional-grade office campuses in established business districts. While workplace strategies have evolved in recent years, large-format leasing continues to form an important part of Bengaluru’s commercial property market.

For Booking Holdings India, the additional space increases its operational footprint within RMZ Ecoworld. The company’s continued presence at the development also reflects the scale of office requirements among large multinational businesses operating in Bengaluru.

With corporate occupiers continuing to evaluate expansion, consolidation and workplace requirements, large office transactions are expected to remain an important component of Bengaluru’s commercial real estate activity.
