Zuari Infraworld, Gangothri Launch ₹3,000 Crore Housing Project in Hyderabad

Hyderabad’s western residential corridor continues to attract large-scale housing investments, with Zuari Infraworld India and Gangothri Infraedge launching a ₹3,000 crore premium residential project in Kollur.

Named Tribhuja, the development spans 9.16 acres and will comprise nine residential towers with 1,730 three- and four-bedroom apartments. The project marks Zuari Infraworld’s entry into Hyderabad’s premium residential market, through a partnership with Gangothri Infraedge, which has been active in the city since 2006.

Kollur has increasingly emerged as a residential destination for professionals working in Gachibowli, HITEC City and the Financial District. Compared with some of Hyderabad’s established western suburbs, the locality offers relatively larger homes at more accessible entry prices, while improvements in infrastructure and social amenities have strengthened its appeal.

Tribhuja has been designed by Australia-based Laboratory for Visionary Architecture (LAVA), with the project built around the concepts of light, air and privacy. The towers will rise to G+37 floors, while around 78% of the apartments are planned as corner residences.

Apartment sizes will range from approximately 1,679 sq ft to 3,126 sq ft. The development also plans to retain 72% of the overall site as open space, giving the project a relatively spacious character despite its high-rise format.

The project is pre-certified for a Silver rating from the Indian Green Building Council. David Adamson from the UK has been appointed as the project management consultant, while JLL is responsible for cost management and quality assurance.

A major component of Tribhuja will be its nearly 1 lakh sq ft clubhouse, which is planned with more than 55 amenities. These include swimming pools, a gym, spa and wellness centre, sports courts, mini theatre, banquet halls, children’s play areas, senior citizen spaces and co-working facilities.

The project is located around two minutes from ORR Exit 2, providing connectivity towards the Kokapet SEZ, Financial District and Kollur IT SEZ corridor. The developers also expect the proposed high-speed rail corridor at Nagulapally to support the area’s longer-term residential growth.

The launch comes as Hyderabad continues to see demand for premium housing, particularly in its western growth corridor. For Zuari Infraworld and Gangothri Infraedge, Tribhuja represents an attempt to capture that demand through a large-format, amenity-led residential development.
