
Bengaluru-based real estate developer Puravankara has expanded its residential development pipeline in the city by entering into a joint development agreement (JDA) for a 7.83-acre land parcel in South-East Bengaluru.
The proposed residential project has an estimated gross development value (GDV) of ₹1,100 crore and a saleable area of about 0.89 million sq ft. The development will strengthen Puravankara’s presence in a residential corridor that has benefited from its proximity to major employment centres and improving connectivity.
The transaction marks the company’s fifth land deal in Bengaluru during the 2026–27 financial year.
The project is strategically located near the Electronic City employment corridor, with access to Hosa Road and Hosur Road. The area has also gained from the operational Yellow Line of Namma Metro, which has improved connectivity for professionals working in Electronic City and surrounding employment hubs.
For Puravankara, the latest deal follows a capital-light development strategy in which joint development agreements provide access to land without requiring an outright acquisition. The company said this approach allows it to expand its project pipeline while maintaining capital efficiency.

The company has also increased the pace of its Bengaluru business development activity during FY27. According to Mallanna Sasalu, CEO-South at Puravankara, the five land parcels added during the financial year take the company’s cumulative FY27 business development to around 49.76 acres.
These projects collectively represent an estimated GDV potential of about ₹6,300 crore and around 5.12 million sq ft of saleable area.
The latest South-East Bengaluru project comes at a time when developers are increasingly using JDAs to expand their residential portfolios in established urban locations. For landowners, such arrangements provide an opportunity to participate in development without selling the property outright, while developers can access well-located land with lower upfront capital requirements.
With its location near Electronic City and established road and metro connectivity, the new project adds another residential development opportunity to Puravankara’s growing Bengaluru pipeline.
