
ArcelorMittal Global Capability Center (GCC) has expanded its office footprint in Hyderabad by leasing an additional 82,823 sq ft of office space at Kalyani Trident in the city’s Financial District, reinforcing the growing appeal of Hyderabad as one of India’s leading destinations for global capability centres.
According to property registration documents, the latest transaction covers a chargeable area of 82,823 sq ft, including 66,258 sq ft of carpet area, on the 15th floor of Kalyani Trident. The lease commenced on January 1, 2026, while the agreement was officially registered on July 17, 2026.
The expansion follows another significant transaction completed by ArcelorMittal earlier this year. In January 2026, the company leased the entire 16th floor of the same commercial building, taking its cumulative office occupancy at Kalyani Trident to more than 1.65 lakh sq ft.
The newly leased office space has been taken from landlord Ramaswamy Shravan Kumar at a monthly rental of approximately ₹47.21 lakh, translating to a lease rental of ₹57 per sq ft per month. The lease has been signed for a tenure of five-and-a-half years, backed by a security deposit of ₹2.83 crore. The agreement also includes a 15% rental escalation after 25 months.
The Hyderabad transaction comes after ArcelorMittal expanded its office portfolio in Pune, where it leased nearly one lakh sq ft of office space at Nalanda SEZ IT Park in Hinjewadi in December 2025.
Hyderabad continues to witness strong demand from multinational corporations and global capability centres seeking premium Grade A office assets. The city’s established technology ecosystem, skilled workforce, improving infrastructure and competitive operating costs continue to attract large occupiers across sectors.
India’s office market has also maintained healthy leasing momentum. According to Knight Frank India, the country’s top eight office markets recorded more than 29.9 million sq ft of office leasing during the first quarter of 2026, with Hyderabad emerging as the second-largest office market after Bengaluru.
ArcelorMittal’s latest expansion further highlights the continued confidence of multinational companies in Hyderabad’s commercial real estate market, particularly within the Financial District, which remains one of the country’s most active office micro-markets for Global Capability Centres.
