Primus, HDFC Capital Launch ₹2,000 Crore Platform to Expand Senior Living Communities Across India

India’s senior housing market is set for a major boost as Primus Senior Living and HDFC Capital have joined hands to establish a ₹2,000 crore investment platform aimed at developing senior living communities across six major cities.

The partnership comes at a time when India’s ageing population is increasing rapidly, creating strong demand for professionally managed housing designed specifically for senior citizens. According to industry estimates, India’s senior population is expected to reach nearly 34.6 crore by 2050, making age-friendly residential communities an increasingly important segment of the country’s real estate market.

The new platform will focus on developing integrated senior living projects through both ownership and rental models. These communities are expected to offer independent living spaces along with healthcare support, wellness facilities, recreational amenities and community engagement programmes that cater to the changing lifestyle preferences of elderly residents.

Despite the growing demand, India’s organised senior living sector remains significantly underdeveloped, with a market penetration of only around 1.3 percent. In comparison, several developed countries have penetration levels of nearly six percent, indicating substantial growth opportunities for developers and institutional investors.

Primus Senior Living currently operates senior living communities in Bengaluru, Chennai, Hyderabad, Mumbai and Kolkata. The company has built its reputation by creating residential spaces that promote independent, active and socially connected lifestyles for senior citizens. It is also backed by General Catalyst and entrepreneur Nikhil Kamath, adding further strength to its long-term expansion plans.

For HDFC Capital, the investment aligns with its broader strategy of supporting specialised residential asset classes alongside student housing and industrial worker housing. The company believes senior living will become an important segment of India’s housing sector as demographic trends continue to evolve.

Industry experts expect institutional investments to play a crucial role in expanding the organised senior housing market. The latest partnership is expected to improve the availability of quality senior living communities while encouraging further investments into the sector.

With India’s ageing population projected to grow steadily over the coming decades, the collaboration between Primus Senior Living and HDFC Capital could help shape the future of senior housing by creating professionally managed communities that meet the evolving needs of elderly residents across the country.
