Volvo Group has strengthened its long-term presence in India by leasing around 600,000 square feet of office space at Bagmane Developers Pvt. Ltd.’s Bagmane Capital South in Bengaluru. The transaction is among the largest office leasing deals recorded during the second quarter of 2026 and highlights the continued demand for premium Grade A office spaces in India’s leading technology hub.

The large-format lease comes at a time when Bengaluru continues to dominate India’s commercial office market. According to industry data, the city accounted for 27 percent of the country’s total office leasing activity during the April to June quarter. Bengaluru has also captured nearly half of all pre-commitments for upcoming office developments across India this year, underlining strong occupier confidence despite ongoing global economic uncertainties.

Bagmane Capital South is located in Bengaluru’s well-established eastern office corridor, an area that has emerged as a preferred destination for multinational corporations, technology companies and global capability centres. The region offers excellent connectivity, access to a highly skilled workforce and modern Grade A office campuses that continue to attract long-term corporate investments.

The Volvo Group transaction further strengthens the position of East and Southeast Bengaluru as one of India’s most sought-after commercial real estate markets. The corridor already hosts several global technology companies and large enterprises that value integrated office campuses with modern infrastructure and scalable workspaces.

Industry experts believe that while geopolitical tensions have resulted in slower decision-making for some multinational occupiers, the underlying demand for high quality office assets in Bengaluru remains resilient. Large corporations continue to secure premium office spaces well in advance to support future expansion plans and workforce growth.

The leasing activity also reflects the broader strength of India’s office market, which continues to witness healthy demand from technology firms, global capability centres, engineering companies and flexible workspace operators. As businesses expand their operations and invest in long-term workplace strategies, Bengaluru is expected to remain the country’s preferred destination for large corporate office transactions, supported by its strong talent ecosystem, robust infrastructure and mature commercial real estate market.
