TVS Emerald signs JDA for ₹1,000 crore residential project in West Chennai

TVS Emerald has signed a Joint Development Agreement (JDA) for a four-acre land parcel in Noombal, located in West Chennai. The proposed residential project is expected to have a booking value of around ₹1,000 crore and a saleable area of approximately 8.2 lakh square feet.

The site lies along the Koyambedu–Poonamallee corridor, an area that has seen steady infrastructure upgrades in recent years. Improved road connectivity and the gradual expansion of social infrastructure have contributed to rising residential interest in this part of the city.

Details of the project indicate that it will include residential units along with open spaces and amenities typically associated with mid- to premium-segment developments. The project is likely to target homebuyers looking for housing options in Chennai’s western suburbs, where supply has been increasing in response to demand.

Noombal has been transitioning from an industrial and warehousing zone to a more mixed-use locality. This shift has been supported by better connectivity to employment hubs and the availability of larger land parcels compared to more central parts of the city.

Sriram Iyer, Director and CEO of TVS Emerald, said the company views West Chennai as a growth area and that the agreement is part of its broader expansion plans in the city.

The addition of this project expands TVS Emerald’s pipeline in Tamil Nadu, where residential demand has remained relatively stable. Market observers note that western Chennai is likely to continue attracting development activity, driven by infrastructure improvements and comparatively affordable land.

The project is expected to contribute to the ongoing residential development in Noombal, reflecting the broader trend of urban expansion towards Chennai’s western corridor.
