Prestige Group has completed the construction of a 1.5 km flyover near Bellandur Lake in Bengaluru, marking an important infrastructure addition in one of the city’s busiest technology corridors. The flyover has been built to improve access to the company’s newly developed tech parks and is expected to support smoother movement between the Outer Ring Road and Old Airport Road.

The project was completed in about a year, highlighting the growing role of private developers in supporting urban infrastructure around large commercial and technology campuses. Bengaluru’s Bellandur and Outer Ring Road belt continue to see heavy traffic due to the concentration of offices, residential projects and daily commuter movement. In this context, the new flyover is expected to improve last-mile access and reduce pressure on surrounding approach roads.

The flyover is linked to Prestige Group’s tech park development near Bellandur, a location that has emerged as a major employment zone for information technology and corporate occupiers. Improved road access is likely to benefit office users, visitors and commuters travelling through the area, especially as commercial activity continues to expand around the lake and nearby business districts.

The project also reflects a wider trend in Indian cities where real estate developers are investing in supporting infrastructure to improve connectivity around their projects. In Bengaluru, where traffic congestion remains a major challenge, such infrastructure works can play a useful role when planned with public access, road widening and local mobility needs in mind.

According to earlier reports, civic approval for the flyover came with conditions linked to public use and improvement of nearby roads. The development is therefore expected to serve not only the tech park but also contribute to better connectivity for the surrounding neighbourhood.

For Bengaluru’s real estate and office market, connectivity continues to be a key factor influencing occupier demand and project value. The completion of the Bellandur flyover strengthens access to a high-growth commercial corridor and underlines the importance of integrated infrastructure planning in fast-expanding urban locations.
