Brigade Group Partners Primus Senior Living for Rs 750 Crore Expansion in South India

Brigade Group has announced a strategic partnership with Primus Senior Living to develop three senior living communities across Bengaluru and key South Indian markets, marking a major step in the evolving senior housing segment. The projects together carry a gross development value of approximately Rs 750 crore and will deliver more than 600 thoughtfully designed homes tailored for elderly residents.

Two of the upcoming communities will be integrated within larger township developments, enabling residents to benefit from established infrastructure while enjoying dedicated age friendly amenities. These include wellness centres, medical bays, hobby lounges, landscaped walking paths and curated community engagement programmes that promote active and independent living.

The collaboration builds on Brigade Group’s prior experience in senior living, particularly with Parkside at Brigade Orchards, which has been operational since 2017. The new projects aim to further strengthen Brigade’s presence in this niche yet rapidly expanding residential category, driven by demographic shifts and rising awareness around purpose built retirement communities.

Homes in the southern markets are expected to be priced between approximately Rs 70 lakh and Rs 1.5 crore, while select units in Mumbai will range from about Rs 1.5 crore to Rs 3 crore. The pricing strategy reflects growing demand for premium assisted and independent living spaces that combine safety, healthcare access and lifestyle conveniences.

Primus Senior Living has also outlined plans to invest over Rs 2,200 crore to develop nearly five million square feet of senior housing across India over the next five years. Industry observers note that rising life expectancy, nuclear family trends and increasing disposable incomes are accelerating interest in organised senior living projects.

With this partnership, both companies are positioning themselves to capture long term demand in a segment that is steadily transitioning from concept driven to mainstream residential investment.
