ASBL Legacy: Hyderabad Developer Launches 7.97-Acre High-Rise Project at RTC X Roads

Hyderabad-based real estate developer ASBL has launched ASBL Legacy, a high-rise residential development spread across approximately 7.97 acres at RTC X Roads in Hyderabad. The project is planned as a gated community with three towers rising to G+50 floors.

The project has already received RERA registration, and bookings are expected to open by the end of September. Completion is scheduled for June 2031.

According to ASBL CEO and Founder Ajitesh Korupolu, the developer has already invested ₹400 crore in acquiring the land. A further investment of around ₹1,800 crore is planned for the development of ASBL Legacy over the next five years.

The project will offer three- and four-BHK homes, with 73.25% of the overall site planned as open space. A 74,000 sq ft clubhouse will form part of the development, alongside more than 50 amenities spread across approximately 1.70 lakh sq ft.

The launch comes as developers increasingly look towards established locations within Hyderabad for large-format residential projects. RTC X Roads, positioned in the central part of the city, provides ASBL with an opportunity to develop a sizeable gated community within an established urban setting.

ASBL targets higher sales as project pipeline expands

ASBL has primarily focused on high-rise residential developments in Hyderabad since its establishment in 2017. The company has completed four projects and currently has three developments under construction.

The developer has delivered around 2,500 flats through its completed projects, while another 2,500 flats are under construction.

ASBL recorded net sales of ₹1,850 crore during 2025-26 and is targeting ₹2,500 crore in net sales for 2026-27. The launch of ASBL Legacy is expected to add further scale to its residential pipeline as the company expands its presence across Hyderabad.

The developer is also looking further ahead, with Ajitesh indicating that ASBL is considering an initial public offering around 2030-31.

With its substantial land investment, large development footprint and planned ₹1,800 crore construction investment, ASBL Legacy represents one of the developer’s significant upcoming projects in Hyderabad. Its progress will also provide an indication of demand for premium high-rise housing in established central-city locations.
