
Bengaluru’s ambitious Peripheral Ring Road Phase 1 project is finally witnessing measurable progress, signalling a turning point for one of the city’s most awaited infrastructure corridors. The Bangalore Development Authority has intensified land acquisition efforts, offering structured and enhanced compensation packages that are helping resolve long pending disputes across several villages.
Stretching 73 kilometres, the corridor will connect Madavara on Tumakuru Road in the northwest to Konappana Agrahara on Hosur Road in the south. The project cuts across northern and eastern growth zones of the city and spans 67 villages. Out of the total 2,557 acres required, final notifications have already been issued for a significant portion, while negotiated settlements are steadily increasing possession levels.
A mix of compensation options including cash payments, Floor Area Ratio benefits, commercial sites, and residential plots has encouraged hundreds of landowners to come forward. This flexible framework has reduced uncertainty and minimised the risk of prolonged litigation. Officials believe that once 80 percent of the acquisition process is completed, civil work tenders can be floated without further delay.
The project carries an estimated cost of Rs 27,000 crore, with land acquisition forming the largest component. Dedicated allocations have also been made for rehabilitation and environmental safeguards, reflecting a balanced approach between expansion and sustainability.
Designed as an eight lane access controlled expressway, the corridor will feature service roads, cycle tracks, pedestrian pathways, and underground utility ducts. Nearly 34 kilometres are expected to unlock commercial development opportunities along both sides, potentially transforming logistics efficiency and boosting employment in emerging urban clusters.
With policy clarity and administrative momentum aligning, the Peripheral Ring Road is steadily transitioning from blueprint to groundwork, strengthening Bengaluru’s long term mobility and economic resilience.
