
Embassy REIT, India’s first publicly listed real estate investment trust, is significantly expanding its footprint in Chennai with a planned investment of about Rs 1,700 crore over the next three years. The move will more than triple its operational office portfolio in the city to nearly 5 million square feet, underlining Chennai’s rising importance as a preferred destination for global capability centres.
The REIT entered the Chennai market last year through the acquisition of Embassy Splendid Techzone, a 1.4 million square feet office campus spread across 24 acres, in a deal valued at around Rs 1,200 crore. Building on the strong leasing traction at the asset, Embassy REIT has already commenced additional construction of three new office blocks totalling 1.6 million square feet and is preparing to launch another 2 million square feet of office space in the city.
According to Embassy REIT CEO Amit Shetty, nearly half of the group’s 7.2 million square feet under-construction pipeline across India is currently located in Chennai. As these projects are delivered over the next three to four years, Chennai’s share in Embassy REIT’s overall portfolio is expected to rise sharply from about 3 percent to nearly 10 percent, reflecting growing occupier confidence in the city.
Demand for Grade A office space continues to outpace supply across major Indian markets, largely driven by the expansion of global capability centres across sectors such as IT, BFSI, healthcare, retail and research and development. About 65 percent of Embassy REIT’s portfolio is currently occupied by multinational corporations and GCCs, with the balance leased to domestic firms.
India’s office market closed 2025 on a strong note, recording one of its best leasing years on record. Leasing activity surged while new supply lagged, tightening vacancy levels and supporting rental growth. Chennai emerged as a standout performer, with absorption exceeding completions and rentals rising up to 10 percent in select micro markets.
With sustained demand, improving rentals and a growing annuity income base, Embassy REIT’s Chennai expansion is expected to play a central role in its long-term growth strategy. The strategy aligns with urban infrastructure and transit-led development plans.
