
Serene Communities, the senior living arm of Columbia Pacific, is preparing for one of its largest expansion cycles in India’s senior housing market. The company plans to launch nearly 3,000 senior homes across 13 projects during the current financial year, supported by an investment commitment of around ₹2,500 crore. Co-founder and CEO Rajagopal G revealed the details in a conversation with Hindustan Times Real Estate and highlighted that the expansion will span key cities including Chennai, Bengaluru, Coimbatore, Mysuru, Pune, Kochi and Hyderabad.
The following fiscal year will see an additional ₹1,000 crore investment as the company accelerates its presence across southern and western India. Over 1,250 senior homes are expected to be added to its development pipeline. According to Rajagopal, Serene Communities currently operates 10 senior living communities with about 1,700 homes. The next phase of growth will rely heavily on collaborations with developers, enabling the brand to bring nearly 2 million sq ft of senior housing projects to market.
Most of the upcoming launches will feature high-rise senior living towers designed either as standalone communities or as designated senior living blocks within integrated townships. In Bengaluru, new projects will be concentrated in the eastern corridor, where demand for retirement housing remains robust.
Hyderabad has emerged as one of the company’s strongest markets, driven by rising interest in retirement living. The first project in Shankarpalli, offering 268 senior-friendly 2BHK and 3BHK apartments, has already received RERA approval. Another high-rise development in Shamshabad will be announced shortly. Together, both projects will bring in about 550 units with an investment of approximately ₹400 crore.
Serene Communities is also working on a new assisted living and rental-based senior housing model, expected to launch by March next year. This approach aims to make high-quality senior care more accessible, with fully serviced units priced under ₹60,000 per month. Rajagopal noted that while tier-1 cities dominate demand, cities like Coimbatore continue to perform extremely well in the senior living segment.
