Bengaluru-Based Prestige Estates Sets ₹10,000-Crore Expansion Plan for West India

Bengaluru-based Prestige Estates Projects has outlined an ambitious investment plan of ₹8,000–10,000 crore over the next two to three years to significantly strengthen its presence across West India. The planned expansion will be led by the Mumbai Metropolitan Region (MMR), one of the country’s most vibrant real estate markets, where the group has already built strong traction in both residential and commercial segments.

According to Tariq Ahmed, CEO for West India at Prestige Group, the company has already launched residential projects worth ₹25,000 crore in MMR. At present, Prestige is executing six residential projects spanning 8.81 million sq ft, with an estimated value of over ₹27,000 crore. In addition, three new residential developments covering 5.81 million sq ft are in the pipeline, alongside a significant 50-acre land parcel in Pune.

Ahmed noted that the company is actively scouting for a strategic entry into Pune, a market that mirrors Bengaluru in homebuyer behaviour, especially due to its large IT workforce. The group is looking for a sizeable, meaningful project to mark its entry into the city.

On the commercial front, Prestige currently has two major office projects under development, covering 7.71 million sq ft. The developer aims to double its commercial portfolio in the coming years, with three more office projects totalling 3.1 million sq ft and a retail development of nearly 2 lakh sq ft planned as part of its ₹10,000-crore township in Mulund.

Prestige Estates posted revenues of ₹7,349.4 crore in FY25, while H1 FY26 revenue stood at ₹4,739 crore. The company also recorded robust sales of ₹18,143.7 crore in H1 FY26, with MMR contributing 16% to total sales, driven largely by the strong performance of Prestige Nautilus in Worli.

Going forward, the group aims to expand aggressively in West India through redevelopment opportunities, including SRA and society-led projects, while strengthening its presence in micro-markets such as Thane, Navi Mumbai, Goregaon, Borivali and Andheri.
