Puraniks to Launch India’s Tallest Thematic Tower for Mid-Income Buyers in Thane

Puraniks Group has announced the launch of India’s tallest thematic residential tower, a 50-storey skyscraper, on Ghodbunder Road in Thane, targeting mid-income homebuyers with prices ranging between ₹50 lakh and ₹1 crore.

Designed to bring global-themed architecture to the mass market, the project offers smartly planned 1 and 2 BHK apartments, along with flexible “jodi” configurations. The development is aimed at salaried professionals and first-time buyers seeking an upscale lifestyle without entering the luxury segment.

“We’re not just building the tallest tower on Ghodbunder Road. We’re setting a national benchmark where ambition, elegance, and affordability coexist,” said Shailesh Puranik, MD, Puranik Builders.

Located in the Kavesar-Gaimukh area, a rapidly developing belt in the Mumbai Metropolitan Region (MMR), the project taps into the growing demand for self-use homes. According to CRE Matrix data, property prices in the zone have more than doubled from ₹6,400 per sq. ft in 2014 to ₹13,800–₹18,000 in 2024, while staying below the MMR average. In FY 2024–25, 81% of homebuyers in this belt declared self-use, with residential sales rising over 28%.

Puraniks, which has delivered 7.5 million sq. ft and housed over 9,000 families in the Ghodbunder region, is now doubling down on vertical, high-design developments that blend affordability with aspiration.

“There are taller buildings, and there are themed buildings. But never a themed skyscraper for the ₹70 lakh buyer,” noted a senior Mumbai-based property consultant. “This project is a turning point—a vertical democratisation of aspiration.”

Ghodbunder Road is rapidly becoming one of MMR’s most connected corridors, supported by major infrastructure upgrades including Metro Line 4, the Borivali-Thane tunnel, and a proposed coastal arterial link.

The project’s thematic concept and brand identity will be revealed in August, with a full-scale launch planned in Q2 of FY25–26.
