
In a major development for Bengaluru’s booming real estate market, the newly launched KVN Property Holdings LLP has partnered with the Puravankara Group to develop a ₹3,300 crore residential project in North Bengaluru. The joint venture will develop a 24.59-acre landholding into a 3.48 million sq. ft saleable space, and the launch is expected in six to nine months.
Launched by real estate professional Venkat K Narayana, KVN Properties has institutional backing and concentrates on putting together development-suitable land along high-growth corridors. The new property is close to the Kempegowda International Airport, an area that is fast emerging as a destination for mid-income housing with increasing infrastructure and commercial development.
“The project indicates our renewed optimism in the North Bengaluru market,” said Ashish Puravankara, Managing Director, Puravankara Group. “Its location and size make it the ideal choice for integrated living space development that can match the dreams of city homebuyers.”.
The venture comes as Bengaluru’s real estate market sees strong growth. According to Knight Frank, the city recorded the highest year-on-year increase in housing launches across India in Q1 2025, at 26%. North Bengaluru, in particular, is drawing attention due to major infrastructure upgrades and improving connectivity.
Venkat K Narayana, promoter of KVN Properties and former CEO of Prestige Group, said the collaboration aligns with KVN’s strategy of unlocking value in clean and contiguous land parcels. “This corridor has a huge demand for mid-income housing, and Puravankara’s development expertise will bring this land to life,” he said.
KVN is targeting a development pipeline of over 10 million sq. ft by FY26 and plans to expand into Mumbai, Pune, Hyderabad, and Chennai.
Provident Housing CEO Mallanna Sasalu added, “Our past projects in North Bengaluru have performed well, and this venture builds on that success. We’re confident this project will add significantly to our portfolio.”
