As demand for flexible office spaces continues to grow across India’s major cities, workspace operator 315Work Avenue has strengthened its presence in Bengaluru by leasing 45,000 square feet of premium office space at Bhartiya City in Thanisandra.

The new managed workspace is designed to serve a wide range of occupiers, including large enterprises, Global Capability Centres (GCCs), technology companies and fast-growing startups. The expansion comes at a time when businesses are increasingly moving towards flexible workplace models that offer operational efficiency, scalability and lower upfront investment compared to conventional office spaces.

Located within Bhartiya City, one of North Bengaluru’s prominent mixed-use developments, the new facility benefits from strong connectivity and proximity to several technology parks, residential communities and social infrastructure. Thanisandra has rapidly emerged as an important commercial destination as infrastructure development continues to attract corporate occupiers and real estate investments.

The lease transaction was facilitated by Colliers India, which acted as the real estate consultant for the deal.

According to 315Work Avenue Founder Manas Mehrotra, the new centre aligns with the company’s long-term strategy of expanding into high-growth commercial micro-markets. He noted that flexible workspaces have evolved into an established asset class within commercial real estate, supported by sustained demand from corporate occupiers.

The Bengaluru expansion is part of the company’s broader growth strategy across India. At present, 315Work Avenue manages nearly four million square feet of workspace spread across 55 locations in Bengaluru, Chennai, Hyderabad, Mumbai and Pune, providing approximately 80,000 seats. Its portfolio primarily caters to enterprise customers through customised managed office solutions.

India’s flexible workspace sector continues to witness steady momentum, driven by hybrid work models, the rapid expansion of GCCs and increasing demand for professionally managed office environments. Industry experts believe this trend will continue as companies seek agile workplace solutions that can adapt to changing business requirements.

With the addition of its new centre at Bhartiya City, 315Work Avenue further reinforces its position in Bengaluru’s competitive office market while supporting the growing demand for enterprise-focused flexible workspaces.
