Walmart Global Tech Expands Bengaluru Footprint With Major Office Lease in Devanahalli

Walmart Global Technology Services India Pvt Ltd, the technology and innovation arm of US retail giant Walmart, has taken a significant step in expanding its India operations by leasing a large office space in North Bengaluru. The company has secured 1.01 lakh square feet of office area in Devanahalli, close to Kempegowda International Airport, for a period of five years, according to property registration documents accessed by Propstack.

The leased premises are located at Prestige Tech Cloud, Building 2, also known as Cumulus, a commercial development by Prestige Realty Ventures. Walmart Global Tech India has taken the ground, seventh and eighth floors of the building, indicating a long term commitment to this emerging business corridor. The agreement translates into a per square foot rental of about ₹48.82, taking the monthly rent to approximately ₹49 lakh.

As part of the lease arrangement, the company has paid a security deposit of around ₹3.90 crore. The contract also includes an annual rental escalation of four percent, a standard clause in large office transactions. The rent commencement date has been fixed as March 1, 2026, offering the company adequate time to prepare the facility for operations.

A spokesperson from Walmart said the newly leased office will house the company’s contact centre, which supports customer experience services for customers in the United States. The spokesperson added that Walmart has moved to a five day in office work schedule across its global offices, with workspaces designed to encourage collaboration, in person engagement and stronger team connections.

Industry experts see the transaction as a strong signal for North Bengaluru’s growing importance in the office real estate market. Propstack’s co founder Raja Seetharaman said that for a Fortune 1 company like Walmart to lease over one lakh square feet in Devanahalli validates the corridor as the next major hub for global capability centres. He noted that large occupiers are increasingly exploring areas beyond traditional technology corridors, drawn by better infrastructure, scalability and airport proximity.

Walmart Global Tech has been steadily expanding its footprint in India. Earlier this year, the company leased nearly 4.65 lakh square feet in Chennai to set up its second global capability centre, underlining India’s strategic role in its global technology operations.
