TNRERA Mandates Stricter Ad Norms for Real Estate Promotions

In a move to spruce up workouts in regulatory oversight over property promotions, the Tamil Nadu Real Estate Regulatory Authority (TNRERA) has just come up with a new set of guidelines whereby each one of them should be transparent to all media concerning real estate advertising.

It’s from this day that one must boldly display in any advertisement-referred in newspapers, on hoardings, via brochures, aired on radio or television, or promoted online in a social media property listing website-as mandatory information: the TNRERA project registration number, a scannable QR code, and the official website address of TNRERA.

In this way, homebuyers may not be fooled by unregistered projects or exaggerated claims under these parameters. Consumers will be able to scan the QR code that directs them to information on the registered project on TNRERA and prove its legitimacy through real-time verification.

The said directive applies to all print, electronic, social and outdoor advertisements for developers, promoters, and agents. Any infraction will invoke harsh penalties under the Real Estate (Regulation and Development) Act, 2016. TNRERA has now threatened that non-compliant advertisements would be marked out and forwarded to the Ministry of Information and Broadcasting for further action against such advertisements in accordance by the Acts.

This action follows another by the Authority, aimed at putting an end to misleading statements such as “just 5 minutes from the metro station” and “10 minutes from the airport,” which are vague time-based phrases that do not stand clearly but misinform buyers. These too, have now been banned under the developing regulatory framework.

This new initiative by TNRERA serves to significantly enhance accountability and consumer protection in the fast-evolving real estate sector of Tamil Nadu. The authority is soon going to carry out an inspection of how both digital and physical ad content streams comply with the dynamics of the new regulation.

This is part of the larger strategy that TNRERA is working on for cleaning up the modus-operandi of real estate marketing practices and making information on projects accessible, verifiable, and trustworthy for the public.
