Tirumazhisai New Town: CMDA Proposes Sustainable Urban Development Plan

The Chennai Metropolitan Development Authority (CMDA) has unveiled plans to develop Tirumazhisai, a suburb in Tiruvallur district, into a modern urban hub. A Loop Road spanning 30 meters is a key part of this initiative, integrating residential, commercial, and recreational spaces.

Land Pooling Scheme Details
The development covers 1,605.75 acres under a land pooling scheme. According to CMDA member secretary Anshul Mishra, 60% of the developed land will be returned to original landowners. The remaining portion will be used for roads, parks, sewer systems, and essential facilities. This initiative is expected to triple property values while curbing unplanned growth.

  • Residential Zone: 40.8%
  • Commercial Zone: 19.07%
  • Mixed-Use Zone: 16.1%
  • Recreational Zone: 9.86%

Connectivity and Key Locations
The proposed Loop Road will link Chennai Outer Ring Road to the Bengaluru Highway (NH-48). This road will pass through 13 revenue villages, such as Kuthambakkam and Palanjur, boosting connectivity and accessibility.

Economic and Sustainable Vision
The Tirumazhisai New Town proposal is part of a performance-based challenge by the Ministry of Housing and Urban Affairs, which offers Rs 1,000 crore funding to selected cities. This plan incorporates biodiversity, energy efficiency, and socio-economic improvements. Clusters will have an 800-1,000-meter walking radius to reduce travel times and improve productivity.
