Swan Realty Launches Bodhi, a Luxury Residential Project in Bengaluru’s Jayanagar

Mumbai-based Swan Realty has launched Bodhi, a luxury residential development in Jayanagar, Bengaluru, featuring 24 four-bedroom residences designed around spacious layouts, privacy and nature-inspired architecture. The project marks the company’s second development in Bengaluru, following the delivery of Cardinal One in Yeshwanthpur.

Spread across 30,000 sq. ft., Bodhi offers 24 residences, each measuring more than 4,000 sq. ft. With just two apartments on each floor, the development follows a low-density format aimed at providing residents with greater privacy and a more spacious living environment.

Jayanagar, one of Bengaluru’s established residential neighbourhoods, has limited opportunities for new developments. Bodhi enters this market with a design that combines the space associated with independent homes with the convenience of apartment living.

Nature-inspired architecture and private outdoor spaces

Designed by Kembhavi Architecture Foundation (KAF), Bodhi follows a biophilic, amorphous architectural approach. The design uses fluid forms and natural elements to create a closer connection between indoor spaces and the surrounding environment.

The residences feature large landscaped private decks, abundant natural light and panoramic views. Shared spaces extend this nature-focused concept through features including a Sky Garden, Sundowner Court, Koi pond and stargazing deck.

The project also includes amenities intended to support recreation and wellness. These comprise a temperature-controlled swimming pool, a wellness and fitness centre, a celebration lounge and a recreational room.

Together, the residential layouts, outdoor spaces and shared amenities form the core of Bodhi’s offering in Bengaluru’s luxury housing market.

Swan Realty expands its Bengaluru portfolio

Bodhi represents Swan Realty’s second development in Bengaluru, adding to its presence following the delivery of Cardinal One in Yeshwanthpur. The company is the real estate arm of Swan Corp, a diversified industrial conglomerate with a history spanning more than a century.

Commenting on the launch, Jay Shah, head of business at Swan Realty, said Jayanagar’s established residential character and limited availability of new development opportunities made it suitable for a low-density project.

The development is registered under Karnataka’s Real Estate Regulatory Authority (RERA) with registration number PRM/KA/RERA/1251/310/PR/170126/008409. Bodhi is scheduled for completion by March 2028.

With its limited number of residences, large apartment layouts and nature-oriented design, Bodhi adds another luxury housing option to Bengaluru’s established southern residential market.
