Simpliwork Offices Expands Bengaluru Presence with Major Leases in Whitefield

Simpliwork Offices, one of the top managed office space providers, has grown strongly in Bengaluru by taking on lease 1.32 lakh sq. ft. across two prime buildings in Whitefield — Pardhanani Wilshire III and Sumadhura Capitol Towers.

This growth is part of Simpliwork’s aggressive expansion plan to meet almost double its current operational portfolio of 4.5 million sq. ft. to the range of 9-9.5 million sq. ft. The company is making the move at a time when there is increased demand from large companies for flexible, high-performance spaces — something that Simpliwork is eager to benefit from.

The newly leased space at Pardhanani Wilshire III will house six custom-built offices, designed to accommodate 700 workstations. Meanwhile, the Sumadhura Capitol Towers, a Grade A commercial property, is set to become the new address for a prominent luxury automobile brand.

Simpliwork’s growth trajectory is also reflected in its financial outlook. The company expects to close the current financial year (FY24) with revenues of around ₹680 crore. Forward, it sees FY25 earnings at ₹950 crore with a target of ₹1,400 crore by FY27.

With 85 centers currently operating in major Indian cities, Simpliwork is now looking beyond India to the Asia-Pacific region, which suggests an even more extensive international aspiration. Instead of trying to expand indiscriminately, the firm continues to concentrate on providing world-class infrastructure in mature micro-markets — an approach that continues to strengthen its position in India’s aggressive commercial property market.
