Prestige Group Shifts Focus to ₹2–3 Cr Mid-Market Homes Amid Surging Demand

With homebuyers’ demand for homes of this kind surging, Prestige Group of Bengaluru is making another foray into mid-market housing in the ₹2-3 crore band. This is primarily influenced by the home-buying intentions of a huge number of salaried individuals working in tech-savvy cities like Bengaluru and Hyderabad.

“The ₹2-3 crore price band is the sweet spot for salaried buyers seeking quality housing. We’re reshaping our portfolio to align with this demand,” said Praveer Srivastava, Senior Vice President, Prestige Group. The company had earlier focused on luxury projects like Prestige White Meadows and Raintree Park, with ticket sizes reaching ₹6.5 crore.

In Bengaluru, Prestige is launching new apartments across Whitefield, Bannerghatta Road, and Kanakapura Road, with a ₹2,000 crore citywide launch pipeline for the current fiscal.

The Group is also re-entering the high-end villa segment with upcoming launches in Bengaluru, Hyderabad, and Goa, priced between ₹10 and ₹15 crore. While Bengaluru will see standalone villas, Hyderabad’s projects will be integrated into the Prestige City township. In Goa, a mix of gated and standalone villas is on the drawing board.

In plotted development, Prestige Gardenia in North Bengaluru an 800-plot project with plots priced around ₹1.5 crore is nearly sold out. The Group aims to launch ₹1,500 crore worth of plotted projects in the city this year.

Prestige has set a bold target of ₹50,000 crore in home sales by FY28-29, after closing ₹17,000 crore last year. Srivastava said, “We have already launched projects worth over ₹10,000 crore in Q1 and plan a target of ₹14,000–15,000 crore by the end of the quarter.”

The group is also expanding outside its core markets by planning forays into Pune, Gurugram, and Noida-these being uncharted territories for Prestige. The company’s focus now is on scale and affordability, yet it has assured that it will continue to build marquee high-end developments to keep the DNA of its premium brand intact.
