KLA-Tencor Software India Private Limited has acquired a 12-acre land parcel on Pallavaram Radial Road in Chennai for approximately ₹1,020.42 crore, according to property registration data from Propstack. The transaction values the land at around ₹85 crore per acre, highlighting the scale of investment in the city’s commercial and industrial property market.

The acquisition comprises 26 contiguous vacant land parcels in Zamin Pallavaram village, located in Pallavaram taluk of Tamil Nadu’s Chengalpattu district. According to the registration details cited by Propstack, the properties fall under the jurisdiction of the Pallavaram sub-registrar office and span multiple survey numbers. Part of the western boundary of the land adjoins Pallavaram Lake.

The transaction was registered on August 31, 2026, through three separate sale deeds, with KLA-Tencor Software India Private Limited named as the buyer in all three documents.

The reported transaction value is approximately ₹1,020.42 crore. The underlying registration figures cited in the source indicate a combined consideration of ₹1,020.44 crore, a marginal difference that requires confirmation against the registered documents before the final value is treated as definitive.

Raja Seetharaman, co-founder of Propstack, said the acquisition reflects a broader shift among global companies operating in India, with some moving beyond commercial leasing towards owning land for long-term campus development. He said the investment highlights Chennai’s importance to the global engineering and semiconductor research and development ecosystem.

KLA Corporation is a supplier of process control and inspection technologies used in semiconductor manufacturing. However, the company has not publicly confirmed the intended use of the acquired Chennai land in the information provided for this report. An email query was sent to KLA-Tencor Software India Private Limited, with a response awaited.

The acquisition comes amid continuing land activity across India’s property markets. Anarock Research recorded 111 land deals covering more than 2,994 acres for real estate development in Financial Year 2025–26, down from 143 transactions in the previous financial year.

Listed developers accounted for 54 deals covering more than 1,433 acres, representing 49% of the total transactions and 48% of the land area acquired.

Bengaluru led the market with 17 deals spanning more than 293 acres, followed by Pune with eight deals covering around 78 acres. Chennai and Hyderabad recorded five deals each, covering more than 74 acres and around 38 acres, respectively.

The Pallavaram acquisition adds to the scale of land transactions in Chennai, although the buyer’s development plans for the site remain unconfirmed.
