India’s residential property market witnessed a rise in buyer activity during July to September 2026, with housing demand increasing 8.2% quarter-on-quarter, according to the latest Magicbricks PropIndex report. The improvement came alongside a modest rise in property prices, although demand remained below the level recorded during the corresponding period last year.

Premium housing continued to attract buyers in selected markets, particularly across the National Capital Region (NCR) and Bengaluru. Properties priced above ₹3 crore recorded notable demand growth in Greater Noida, Bengaluru and Noida, highlighting sustained interest in high-value residential developments.

However, buyer preferences were not limited to the luxury segment. Mid-sized homes remained the most sought-after category, with properties measuring 750 to 1,250 sq. ft. accounting for the largest share of demand. Homes ranging from 1,250 to 2,000 sq. ft. followed closely. Together, the two categories represented more than two-thirds of overall housing demand.

Two-bedroom and three-bedroom apartments continued to dominate buyer preferences, reflecting the importance of balancing living space, location and affordability when choosing a property.

On the supply side, active residential listings increased modestly across India. Bengaluru recorded the strongest growth among the markets highlighted in the report, followed by Noida and Hyderabad. In contrast, available listings declined in Gurugram, Chennai and Ahmedabad, pointing to differences in inventory conditions across cities.

Property prices also moved upwards in several major markets, although the pace of appreciation varied. Mumbai and Chennai recorded some of the strongest quarterly increases, followed by Ahmedabad and Bengaluru. Prices remained relatively stable in Greater Noida and Gurugram.

The contrasting trends suggest that India’s housing market continues to be shaped by local demand, available inventory and buyer preferences rather than a uniform nationwide movement.

Commenting on the findings, Prasun Kumar, chief marketing officer of Magicbricks, said the latest data reflected strengthening demand across key residential markets, alongside growing interest in premium housing. He noted that buyers continued to prioritise location, space and value, while differences in supply and pricing highlighted the importance of local market conditions.

The Magicbricks PropIndex tracks residential property searches, active listings and price movements across major Indian markets. Its latest findings point to improving quarterly demand, even as year-on-year comparisons and city-level differences indicate that the recovery remains uneven.
