30 Industrial and Warehousing Hotspots Identified Across India: Colliers

India’s industrial and logistics landscape is entering a new phase of expansion as infrastructure development, manufacturing growth and supportive government policies continue to reshape the sector. A recent report by Colliers India has identified 30 high-potential industrial and warehousing hotspots across the country that are expected to play a key role in the next phase of economic growth.

According to the report, eight of these locations are already established industrial and warehousing markets, while 22 cities have been identified as emerging or nascent hubs. These locations are expected to benefit significantly from ongoing infrastructure expansion and policy support aimed at strengthening domestic manufacturing and logistics capabilities.

Colliers used an analytical framework based on five key parameters to identify these hotspots. These include enhanced connectivity through major industrial and freight corridors, development of upcoming industrial smart cities, establishment of Multi-Modal Logistics Parks, expansion of sea and airport connectivity, and the development of large integrated textile hubs.

India’s manufacturing sector currently contributes around 17 percent to the country’s GDP. However, with continued policy support and infrastructure investments, the sector is projected to increase its share to nearly 25 percent by 2035. This shift is expected to generate significant demand for modern warehousing and logistics infrastructure across multiple regions.

The report also highlights that the Union Budget has emphasised the need to strengthen domestic manufacturing capabilities and improve economic growth across different regions. Initiatives such as the development of City Economic Regions with proposed allocations of around ₹5,000 crore each could further accelerate industrial growth and warehousing demand.

Key sectors expected to drive this expansion include electronics, semiconductors, life sciences, chemicals, rare earth minerals and textiles. As these sectors scale up manufacturing operations, the need for efficient supply chains and advanced logistics infrastructure will continue to grow.

Industry experts believe that the next wave of industrial and warehousing growth will be driven by large infrastructure projects such as dedicated freight corridors, industrial parks, logistics hubs and airport expansions.

The report also notes that demand for industrial and warehousing space across the eight prime hubs could exceed 50 million square feet by 2030. As infrastructure investments continue to expand across regions, both established and emerging cities are expected to attract significant institutional investments and large-scale industrial development in the coming years.
