
Hosur, a fast-growing industrial and residential hub in Krishnagiri district, is witnessing a fresh wave of real estate activity following the Tamil Nadu government’s decision to identify the site for its proposed airport. The announcement has sparked renewed investor confidence, with demand rising sharply for both residential and commercial spaces.
Industry experts note that Bengaluru spillover remains the single biggest driver of this momentum. Working professionals and investors from Bengaluru are increasingly eyeing Hosur for its affordability, strategic location, and improving connectivity. Areas such as Attibele, Bagalur, and the Sarjapur–Attibele belt are emerging as hotspots, particularly for mid-segment housing, plotted developments, and gated communities.
Online housing platforms have confirmed that despite a dip in overall organic traffic in recent quarters, sales volumes in Hosur remain steady. This indicates that existing inventory is being absorbed, signaling latent demand. Market players say this trend closely mirrors the early phase of North Bengaluru’s growth after the announcement of Kempegowda International Airport.
Developers also highlight that proximity to Bengaluru’s IT corridors, combined with Tamil Nadu’s robust road network and the upcoming Bengaluru–Chennai Expressway, makes Hosur a unique proposition. The proposed airport is expected to drastically cut travel times and elevate Hosur into a key satellite growth zone, much like Gurugram and Noida transformed into prime markets due to Delhi’s airport connectivity.
Industry voices, including developers from IndiaLand, NVT Quality Lifestyle, and SPA Group, underline that demand is concentrated near the proposed airport site and along major corridors such as Malur Road and Hosur Road. They add that investors are increasingly seeking RERA-approved projects, affordable 2–3 BHK units, and mixed-use townships, while luxury villas continue to attract NRI buyers.
While regulatory nuances at the Tamil Nadu–Karnataka border remain a concern for some first-time buyers, experts believe this will diminish over time. With affordability, industrial strength, and rising investor appetite, Hosur is now positioning itself as one of South India’s most promising real estate destinations.
