Dharavi Redevelopment Needs 27 Acres for Machinery and Housing Projects

Dharavi Redevelopment Project Private Limited (DRPPL) has taken significant steps in advancing its ambitious plan to revitalize one of Mumbai’s most densely populated areas. On June 11, 2024, DRPPL formally requested 15 acres of land in the Bandra-Kurla Complex (BKC) from the Mumbai Metropolitan Region Development Authority (MMRDA). This land, previously utilized as a Metro works casting yard, is sought on a five-year lease at commercial rates. The primary purpose of this request is to use the land for storing heavy machinery essential for the redevelopment efforts in Dharavi.

DRPPL’s deputy collector emphasized the necessity of this land in a letter to MMRDA, underlining the strategic importance of having a designated space for the heavy equipment that will be employed in the massive redevelopment initiative. The proximity of BKC to Dharavi also makes it a convenient location for logistical purposes.

In addition to the BKC land, DRPPL has identified another critical requirement for its operations. The project has sought 12 acres from the Brihanmumbai Electric Supply and Transport (BEST) undertaking. This land includes two major bus depots in Sion East, specifically in Dharavi and Kalakilla. These depots collectively have a parking capacity for approximately 300 buses and house important facilities for BEST’s operations, including offices for the transport and power supply divisions, staff quarters for 60 personnel, and amenities for drivers and conductors.

The request for these lands aligns with the broader strategy approved by the Maharashtra cabinet in February 2024. The cabinet had proposed that the state government should seek the handover of 283.4 acres of salt pan land from the central government at current market value on a 99-year lease. This land is deemed critical for the expansive nature of the Dharavi redevelopment project.

Moreover, the Railway Land Development Authority (RLDA) has already transferred 27.57 acres of land to DRPPL. This transfer includes a scrapyard near Mahim station, further facilitating the logistical and operational needs of the redevelopment project.

DRPPL, a special purpose vehicle (SPV) created by the state government in partnership with the Adani Group, has set forth an ambitious plan to construct around 100,000 to 150,000 tenements, each measuring 350 square feet. This large-scale construction is aimed at providing modern and adequate housing to the residents of Dharavi, improving their living conditions significantly.

The redevelopment of Dharavi is seen as a landmark project that could transform one of Asia’s largest slums into a modern urban area. It involves not just the construction of housing units but also the development of infrastructure, including roads, sanitation, healthcare, and educational facilities. The aim is to provide a sustainable and livable environment for the residents while also enhancing the overall urban landscape of Mumbai.

The allocation and utilization of these lands are crucial for the seamless execution of the project. The involvement of prominent entities like the Adani Group and the state government underscores the significance and scale of the project. As DRPPL moves forward with its plans, the coordination between various governmental and civic bodies will be pivotal in ensuring the success of the Dharavi redevelopment initiative.
