Coimbatore’s Real Estate: An Outlook for Continued Growth

This city was only a lesser-known town with negligible apartment complexes until 2000. The turnaround in the real estate sector is remarkable. The shift began in 2006, driven by the growth of the IT sector, with the city’s development closely mirroring industrial progress.

Rajesh B Lund, partner at Srivari Property Developers, recalls the small market in the 1990s, with residential and commercial projects primarily in areas like RS Puram, Ram Nagar, Saibaba Colony, and Race Course. As industrial growth surged, Coimbatore’s population swelled, attracting people from surrounding districts seeking job opportunities. As a result of the growing demand, educational institutions, hospitals, and social infrastructure were established, thus creating new residential areas.

Now, the city features properties across various segments, with property prices ranging from Rs 40 lakh to Rs 7 crore, depending on the project and location. Gated communities are popular not only among the middle class but also even for the affluent, thanks to security and amenities. Suburbs like Thondamuthur and Pappampatti have seen the rise of villa-style communities, while NRIs and buyers from Chennai and Bengaluru are increasingly investing in Coimbatore’s real estate, drawn by affordable prices and high-quality facilities.

The influx of IT professionals has led to a surge in rental demand, making areas like Saravanampatti and Kalapatti lucrative for investors. “Kalapatti, once a quieter suburb, has become a hotspot for tech professionals,” says Lund.

Jude Alex, managing director of Synergy Realtors, highlights Coimbatore’s strategic position as a warehousing hub, with more than 50-60 lakh square feet of space fully occupied. The implementation of GST has boosted the city’s appeal for warehousing, attracting major players like Amazon and Flipkart.

Property trends indicate a significant rise in prices in areas like Neelambur, Trichy Road, and Kalapatti, where values have increased two to three times. With upcoming projects such as the metro and western bypass road, Coimbatore’s real estate sector is set for further growth, particularly in suburbs near highways, which are witnessing massive development.
