Brigade Enterprises enters Coimbatore residential market with ₹600 crore project

Brigade Enterprises is expanding its residential footprint in South India with a new project in Coimbatore, marking the developer’s entry into the city’s housing market through a Joint Development Agreement (JDA).

The Bengaluru-based real estate company plans to develop a 5.4-acre residential project in Saravanampatti, one of Coimbatore’s growing residential and employment corridors. The project has an estimated gross revenue potential of ₹600 crore.

The Coimbatore development adds a new Tier-II city to Brigade’s residential expansion strategy. The company has increasingly been looking beyond Bengaluru to tap into markets where rising employment, infrastructure development and urbanisation are supporting housing demand.

The JDA structure also allows Brigade to expand its project pipeline without taking on the full upfront cost of acquiring the land. This provides a relatively capital-efficient route for the developer as it builds a presence in new markets.

The move comes after Brigade’s recent expansion into Mysuru with Brigade Misty Greens, a residential development with a projected revenue potential of more than ₹300 crore. Coimbatore now becomes another important market in the company’s broader South India growth strategy.

Saravanampatti has emerged as a key residential location in Coimbatore, supported by its proximity to IT and industrial employment clusters. Brigade’s entry into the micro-market reflects the growing interest of large developers in the city’s organised residential segment.

The expansion follows a mixed first quarter for Brigade. The company reported a consolidated net profit attributable to owners of ₹200.41 crore for Q1 FY27, a 33.41% increase from a year earlier. At the same time, pre-sales bookings declined 5% year-on-year to ₹1,061 crore.

Despite the moderation in bookings, average sales realisation increased 21% year-on-year to ₹14,256 per sq ft. The improvement indicates continued pricing strength across the company’s residential portfolio.

Brigade is targeting pre-sales of ₹9,000 crore for FY27, making the addition of new projects and markets important for maintaining its growth momentum. The Coimbatore project, with its ₹600 crore revenue potential, adds to this pipeline while diversifying the company’s geographic exposure.

For Coimbatore’s real estate market, the entry of a large national developer could further strengthen the city’s premium residential segment. The project’s launch timeline, regulatory approvals and customer response will determine how quickly Brigade can convert its new market entry into sales.
