Brigade expands Hyderabad luxury housing footprint

Brigade Enterprises has entered another high-value pocket of Hyderabad’s residential market with the launch of Brigade Barcelona, an ultra-luxury housing project in the Neopolis corridor of Kokapet.

The project is being developed on a 4.04-acre land parcel purchased outright by the Bengaluru-based developer and will offer premium 3- and 4-BHK residences. The project is expected to generate more than ₹2,700 crore in sales revenue, giving Brigade a sizeable addition to its residential pipeline in Hyderabad.

Located in West Hyderabad, Neopolis has emerged as one of the city’s prominent luxury housing markets, supported by its proximity to major employment centres and ongoing infrastructure development. The area has also attracted several established real estate developers seeking to tap demand from high-income professionals.

Brigade Barcelona will comprise more than 650 premium residential units in a high-rise tower. The project is planned as a G+52 structure, placing it among the larger residential developments being positioned for the premium segment in the micro-market.

The launch comes at a time when Brigade is looking to strengthen its presence across Hyderabad’s residential, commercial and retail segments. The company has earmarked around ₹5,000 crore of capital over the next three to four years to pursue growth opportunities across these segments.

Stronger pipeline after Q1

The Hyderabad launch also adds visibility to Brigade’s sales pipeline following its first-quarter performance for FY27. The developer reported consolidated net profit of ₹216.94 crore, representing a 37% year-on-year increase. Its pre-sales during the quarter stood at ₹1,061 crore.

Brigade has set a FY27 pre-sales target of ₹9,000 crore. The success of Brigade Barcelona will therefore depend not only on the project’s launch but also on the pace at which its premium inventory is absorbed.

For Hyderabad’s luxury residential market, the project underlines the continued interest of branded developers in Neopolis and Kokapet. With land values and residential pricing remaining elevated in these locations, developers are increasingly focusing on larger, high-realisation projects.

At the same time, the growing number of luxury developments in the corridor could increase competition for buyers. Construction progress, regulatory approvals and booking momentum will be important factors to watch as Brigade Barcelona moves forward.
