French financial services firm BNP Paribas has leased approximately 500,000 square feet of office space at Mindspace Business Parks REIT’s One International Centre in Chennai, in a major commercial real estate transaction that will consolidate the bank’s operations in the city.

The 10-year lease covers four floors within the commercial complex, which forms part of a campus spanning approximately 2.6 million square feet. The transaction is among Chennai’s significant office leasing deals this year, reflecting continued demand for large office spaces from multinational companies.

Based on prevailing rental estimates, the total rent payable over the lease period is expected to be around ₹550 crore. This estimate excludes potential rental escalations, rent-free periods, incentives and other additional charges that may apply during the lease term.

Office rents in the complex’s micro-market are estimated at approximately ₹90 per square foot per month. The BNP Paribas transaction is understood to be within a similar rental range, according to people familiar with the deal.

Chennai Operations to Be Consolidated

The lease is part of BNP Paribas’ plan to bring its previously scattered Chennai office operations under one roof. The bank had been operating from several smaller offices across the city. Consolidating these teams into a larger facility is expected to support its operational requirements and provide a more unified workplace.

Chennai is BNP Paribas’ second-largest office market in India after Mumbai. In Mumbai, the bank operates from locations including the Bandra-Kurla Complex and Navi Mumbai.

Chennai Attracts Global Capability Centres

The deal comes amid sustained demand for large office spaces from multinational companies establishing or expanding global capability centres (GCCs) in India. These centres support functions such as technology, analytics, risk management and business operations.

Chennai has increasingly emerged as an alternative to Bengaluru, Hyderabad and Pune for companies seeking to manage operating costs while accessing a substantial talent pool. The city’s comparatively affordable residential accommodation and lower employee attrition are among the factors supporting its appeal.

The BNP Paribas lease adds to the activity in Chennai’s commercial office market, where large occupiers continue to seek space suited to their long-term operational needs. The transaction also highlights the role of established business park developments in accommodating multinational companies looking to consolidate teams and expand their presence in India.
