
Bagmane Real Estate Investment Trust Gears Up for Office REIT Listing in India
Bagmane Real Estate Investment Trust is preparing to enter India’s listed real estate space, positioning itself to become the country’s fifth office-focused Real Estate Investment Trust. The proposed listing marks a significant milestone for the Bengaluru-based Bagmane Group, which has steadily built one of the largest and most concentrated commercial office portfolios in the country.
According to sources, Bagmane Real Estate Investment Trust holds around 20 million square feet of completed and operational office space, all located in Bengaluru. The portfolio has a gross asset value of approximately Rs 40,000 crore, underscoring the scale at which the group operates in India’s most prominent technology and office market. The assets primarily cater to technology, IT and ITeS firms, as well as large global enterprises, reinforcing Bengaluru’s role as a global capability centre hub.
In December 2024, Blackstone made a minority investment in the portfolio ahead of the planned initial public offering. The pre-IPO investment is widely seen as a validation of the quality and institutional nature of the assets, given Blackstone’s long-standing presence in India’s commercial real estate and REIT ecosystem.
If listed, Bagmane Real Estate Investment Trust would join the ranks of existing office REITs such as Embassy Office Parks REIT, helping further deepen India’s listed commercial real estate market. REITs have emerged as a preferred monetisation route for large developers, offering access to long-term capital while providing investors with stable, annuity-style rental income.
Founded in 1996, Bagmane Group has played a pivotal role in shaping Bengaluru’s office landscape. One of its earliest developments, Bagmane Tech Park in East Bengaluru, was launched in 2001 and spans more than 4.7 million square feet across a 42-acre campus. Another flagship asset, the Bagmane World Technology Centre on the Outer Ring Road, offers around 4.5 million square feet of office space and remains one of the city’s landmark business parks.
The group’s broader portfolio includes Bagmane Constellation Business Park on the Outer Ring Road, Bagmane Solarium City in Whitefield, Bagmane Capital, which is currently under development, and the Bagmane Sierra Business District in Yelahanka. Together, these assets reflect a strong focus on large-format, campus-style developments with blue-chip tenants.
Market participants expect the proposed REIT to benefit from sustained demand for Grade A office space, driven by global capability centres, steady leasing activity and Bengaluru’s continued appeal as India’s leading office destination.
