Arvind SmartSpaces Strengthens Bengaluru Presence With New Whitefield High Rise Project

Arvind SmartSpaces, the real estate arm of the Lalbhai Group, has announced the acquisition of a new residential high rise project in Whitefield, one of Bengaluru’s most sought after residential and commercial corridors. The project is estimated to deliver a top line potential of approximately Rs 550 crore, underlining the company’s continued confidence in the city’s long term housing demand.

The newly acquired development is spread across 4.18 acres and offers a saleable area of around 4.6 lakh square feet. Located at Nallurahalli in Whitefield, the project benefits from excellent connectivity to major IT parks, global corporate offices, educational institutions and social infrastructure. Whitefield has consistently remained a preferred destination for homebuyers, driven by steady employment growth and strong infrastructure upgrades.

This acquisition marks Arvind SmartSpaces’ ninth high rise residential project in Bengaluru. The company entered the city’s real estate market in 2013 and has since built a strong track record, having delivered six projects while seven more developments are currently at various stages of execution. Bengaluru continues to be a key growth market for the developer, particularly in the vertical residential segment.

Commenting on the acquisition, Priyansh Kapoor, Chief Executive Officer and Whole Time Director of Arvind SmartSpaces, said the addition of another high rise project aligns with the company’s strategy of expanding its vertical development portfolio in the city. He highlighted that the focus remains on premium residential developments in locations that demonstrate sustained demand and long term value creation.

The latest project also reflects Arvind SmartSpaces’ broader strategy of selective land acquisitions in established urban micro markets. By concentrating on well performing locations such as Whitefield, the company aims to optimise execution efficiency while addressing the evolving preferences of urban homebuyers.

With Bengaluru’s residential market showing resilience and steady absorption, industry observers see this acquisition as a timely move. The project is expected to further strengthen Arvind SmartSpaces’ presence in the city while contributing to its growth pipeline over the coming years.
