Bhartiya Urban has partnered with Alpine to develop a 13-acre residential and commercial project in Bagalur, targeting the growing housing and employment corridor of North Bengaluru.
Bhartiya Urban, the real estate arm of Bhartiya Group, has joined hands with Alpine to develop Nikoo Homes 9 Alpine, a mixed-use project in Bagalur, North Bengaluru, involving an investment of more than ₹1,000 crore.
The development is located along KIADB Hardware Park and KIADB Aerospace Park Road, within the larger Bhartiya Garden Hill development. Its location places the project in a part of Bengaluru that has attracted attention from residential developers as industrial, aerospace and technology-related activities expand across the northern corridor.
Spread across 13 acres of freehold land, the project is planned to combine residential units with retail and commercial facilities. The residential offering will include configurations ranging from studio apartments to larger three-bedroom homes, catering to different household sizes and housing requirements.
The development is planned in two phases. Phase 2 has received registration from the Karnataka Real Estate Regulatory Authority (Karnataka RERA), marking a key regulatory milestone for that stage of the project. The registration provides prospective buyers with an official project record to consult when assessing the development and its approved details.
Retail facilities planned within the development
Alongside its residential component, Nikoo Homes 9 Alpine will feature a dedicated 40,000-square-foot retail and commercial centre. The facility is intended to accommodate everyday shopping and service needs, bringing selected amenities closer to residents.
The inclusion of commercial space reflects the mixed-use approach increasingly adopted in large residential developments. By combining housing with retail facilities, developers seek to create neighbourhoods where some daily requirements can be met within or near the residential community.
For residents, the availability of such facilities could reduce the need to travel for routine purchases and services. The extent of that convenience will depend on the final tenant mix, the timing of commercial operations and the amenities that eventually open.
North Bengaluru’s development corridor
Bagalur has emerged as a location of interest for property development because of its position near industrial and aerospace infrastructure. The presence of KIADB Hardware Park and KIADB Aerospace Park provides an important locational context for projects targeting homebuyers seeking access to employment centres in northern Bengaluru.
However, the long-term performance of any residential development will also depend on connectivity, supporting infrastructure, local amenities and the pace at which surrounding employment areas develop.
With an investment exceeding ₹1,000 crore, Nikoo Homes 9 Alpine adds another large residential and commercial project to this evolving corridor. Its phased development, range of housing configurations and planned retail centre will shape its offering as the project progresses.
For prospective buyers, checking Karnataka RERA records, approved plans, construction milestones and possession details remains important before making a purchase decision.
